These terms outline your rights and obligations, as well as ours. Please read them carefully, and if you do not agree with any part of these terms, you should not proceed with the booking.
1.1. Reservation Confirmation: A booking is only confirmed after payment of [XX]% of the total rental cost as a deposit. This deposit is non-refundable. 1.2. Final Payment: The remaining balance must be paid no later than [XX] days prior to check-in. If payment is not received, the booking may be canceled without a refund. 1.3. Payment Methods: Payments can be made via [payment methods, e.g., credit card, PayPal, bank transfer].
2.1. Cancellations made more than [XX] days prior to arrival will receive a partial refund of [XX]% of the total booking amount. 2.2. Cancellations made within [XX] days of arrival are non-refundable. 2.3. No-shows or early departures are not eligible for any refund.
3.1. Check-in: After [16:00] via self check-in with a lockbox. Detailed check-in instructions will be provided. 3.2. Check-out: By [11:00]. Late check-out without prior agreement will incur a fee of €300 for each hour after 11:30. 3.3. Identification: Guests must provide personal information prior to check-in as required by the Bulgarian Tourism Ministry. 3.4. Quiet Hours: Between 14:00-16:00 and 22:00-08:00. Violation of quiet hours may result in the neighbors calling the police, leading to eviction without a refund, and a fine of €300.
4.1. Smoking: Smoking is strictly prohibited inside the apartment. A €200 per day fine applies for any violation. 4.2. Pets: No pets are allowed. 4.3. Parties and Events: Parties and events are strictly prohibited. A minimum fine of €500 will be charged for violations. 4.4. Visitor Policy: Guests may have visitors until 22:00. Any additional guests staying overnight will incur a €50 per guest per day charge. 4.5. Damage: Guests are required to respect the property and its contents. Any damage must be compensated for, and costs for repairs or replacement will be charged to the guest.
5.1. Security Cameras: Cameras are installed in the common areas for security purposes, but there are no cameras inside the apartment. 5.2. Noise Monitors: Noise level monitoring devices are installed inside the apartment to ensure compliance with quiet hours. Excessive noise may result in eviction and fines.
6.1. A security deposit of €[XX] will be required and may be collected before or upon check-in. 6.2. The deposit will be refunded within [XX] days after check-out, subject to an inspection of the apartment. 6.3. In the event of any damages, missing items, or excessive mess, appropriate amounts will be deducted from the deposit. If damages exceed the deposit, guests are responsible for the additional costs.
7.1. The cleaning fee assumes the apartment will be left in reasonable condition (e.g., dishes in the dishwasher, minimal mess). Excessive mess will result in an additional €150 cleaning fee. 7.2. Key Policy: If keys are lost or damaged, a €180 fee will apply. 7.3. Housekeeping: Regular housekeeping is not provided during your stay. Please keep the apartment clean and tidy.
8.1. We are not responsible for any loss or damage to guests’ personal belongings. Guests should take care to secure valuables and carry personal belongings with them. 8.2. Guests use the apartment and its amenities at their own risk. We are not liable for accidents, injuries, or illness that occur during the stay.
9.1. Eviction: We reserve the right to terminate the stay of any guest who violates these Terms and Conditions, including breaking quiet hours, hosting unauthorized parties, or smoking in the apartment. No refunds will be issued for evictions. 9.2. Guests who fail to comply with our house rules or cause disturbances will be asked to vacate the premises immediately.
10.1. All communication must be conducted via the Airbnb message thread. No exceptions. Guests can call the host only to notify of messages sent via Airbnb. 10.2. Guests must report any issues or concerns immediately (within 2 minutes of discovery) through the Airbnb message thread. Failure to report an issue within this timeframe will be deemed as guest-caused, and the host will not be responsible for the resolution.
11.1. We are not responsible for any unforeseen events beyond our control (e.g., natural disasters, government actions, or other acts of God) that may disrupt your stay.
12.1. These Terms and Conditions are governed by and interpreted in accordance with the laws of Bulgaria. Any disputes arising from the rental agreement will be subject to the jurisdiction of the local courts.
